Todd PratT
Founder and Managing Partner
As a Founding Partner, Mr. Pratt is responsible for the overall strategy and development
and construction of Evolution’s projects. With a real estate and construction background
spanning nearly 30 years, he has acquired, developed, constructed, operated and sold over 20 mixed
use and industrial projects in Southern California and San Jose with a value in excess of $600 million.
Using a unique project delivery method, the firm has successfully
managed the development and construction of each project, resulting in 100% of the
firm’s projects delivered within budget. Globally, the firm and its predecessor Chandler
Pratt, have an investment track record exceeding 29% IRR across all built projects, with 3
land deals exceeding 100% equity returns.
Prior to developing mixed use projects, Mr. Pratt worked in the senior housing industry
and gained a specialty experience in assisted living/memory care. He also was employed
by Ernst & Young/Kenneth Leventhal during the mid 1990’s while Ken Leventhal and
Stan Ross led the firm, working as an owners representative in the real estate consulting
group. Mr. Pratt also worked in construction as an estimator and project engineer for
Snyder Langston in Irvine, working on numerous commercial office and retail projects.
This provided a foundation for understanding construction costs and field operations.
Mr. Pratt holds a Masters and Bachelors degree in Architecture/Real Estate Development
from California Polytechnic State University, San Luis Obispo. He is a licensed real
estate broker, general contractor and architect in the State of California. He served two
terms as Vice Chair of the Design Review Board for the City of South Pasadena, and
volunteers at local church and charity functions regularly.
Parham Pierce Yedidsion
Founder and Managing Partner
Mr. Parham Yedidsion is a Co-Founder of Evolution Strategic Partners, LLC, and as such
is involved in the creation of the organizational strategy and implementation of its growth and development
efforts. Mr. Yedidsion has been involved in the real estates investment and development arena since 1988, where
his firm, 21st Century Development, Inc. was involved in the acquisition, subdivision and sale of residential and
commercial planned unit developments in the greater Los Angeles and Las Vegas markets. Throughout the years,
Mr.Yedidsion has made numerous investments in the industrial and commercial space; primarily in the greater
Los Angeles area, and is enhancing on said efforts with the formation of Evolution.
Mr. Yedidsion was also the Founder and CEO of Ecoplast and Envision Plastics, a privately owned
middle market plastics compounding and recycled resins manufacturer, with plants across the United States.
Through 21 years of ownership and involvement, Mr. Yedidsion successfully acquired multiple businesses
and manufacturing facilities in this arena, and proceeded to combine and expand on their efficiencies to create
the leading organization of its kind in North America. In 2014, Mr. Yedidsion successfully sold the collection
of the businesses to a division of Bain Capital.
Mr. Yedidsion is a graduate of California State University, Northridge School of Business, and has a specialty
degree in Marketing. He holds a California Real Estate Broker's license, and has been active throughout his years
on many speaking engagements relative to his areas of knowledge and expertise.
Mr. Yedidsion enjoys devoting his time and attention to his family, business and is further involved in
local community and charitable activities.
Todd Acalin
Partner, Director of Development
As Development Partner, Mr. Acalin has 20+ years of experience in land acquisition,
development, construction, design and solving complex development challenges. He
leads the firm’s project delivery teams, including our construction group, architects,
engineers and other consultants, to successfully deliver all company development
projects. His experience within the firm, and its predecessor Chandler Pratt, brings a
depth of knowledge to each project. He establishes team building practices, and is
responsible for team unity, which enhances the consistency and forward planning for
each project the firm develops.
Previously, Mr. Acalin was a company leader at Opus West Development
Corporation, successfully managing the entitlements, design and construction process
for some of the firm’s most complicated projects including large mixed use and
commercial office projects.
Prior to Opus West Development Corporation, Mr. Acalin managed design-build
projects across the nation for Fluor Corporation, Shawmut Design and Construction
located in Boston, and Charles Pankow Builders located in Pasadena. Mr. Acalin
received his Bachelor of Science degree in Construction Management from Cal Poly,
San Luis Obispo in 1997. He is a licensed contractor holding a State of California B-1 license.
DAN MOUNTSIER
San Jose Partner
Mr. Mountsier is responsible for the land acquisition, entitlements, market analysis, financial
underwriting, development and construction of Northern California company projects. He has 23 years
of experience in the building and real estate industry as a real estate developer, real estate broker and
construction manager throughout California and Northern Nevada.
Since 1989, Mr. Mountsier has managed the development of over 20 residential developments,
totaling more than 1,600 units for residential development firms and partnerships where he was a
principal. Projects included affordable and market rate, for sale and rental as well as senior, multifamily
and single family housing. His senior housing projects totaled approximately $100 million of assisted
living projects and $80 million of independent living projects. Family housing developments completed
totaled over $100 million. In addition, Mr. Mountsier sourced and acquired the land and obtained the
entitlements on over 5,000 residential units.
Mr. Mountsier holds a Bachelors degree in Financial Management from California Polytechnic
State University, San Luis Obispo. He is a licensed real estate broker in the State of California. He served
five years as board chair for Familias Unidas en Christo, a non-profit agency providing educational and
support services for youth and families in East Palo Alto CA. Dan and his wife Debbie have two children
and live in Campbell California.
mike Mccormick
Project Partner and GC JV Partner
Mr. McCormick is a Project Partner with Evolution Strategic Partners, LLC. In addition, the firm’s
affiliated general contractor McCormick/Evolution JV is co-owned by Mr. McCormick.
McCormick Construction Company brings its deep experience and track record to this affiliate to deliver best in
class construction practices. Mr. McCormick is the fourth generation to manage
the 100-year- old McCormick Construction Company.
Mr. McCormick joined the company in 1981 where he played a key role in the growth of the enterprise
by providing development and construction management services on projects of larger magnitude and
complexity. The company earned a reputation for its attention to detail, especially with budget control
and management oversight, ultimately resulting in repeat and referral engagements expanding to other
states and nationally recognized clients. Over the years, the company has continued to deliver a high
level of service to its clients, providing estimating and budgeting, scheduling procurement,
subcontractor retention and management, cost control, entitlements review and management, design
phase management, and implementation of green construction practices.
McCormick provides a wide range of construction services to the multi-family, mixed use, commercial,
industrial, institutional, hospitality, entertainment, technology, and healthcare market sectors. The firm
has constructed projects for, VIACOM, Occidental Petroleum, General Motors, Hughes Aerospace,
Lockheed Martin, Rockwell International, Kaiser Foundation Hospitals, City of Hope, Saint John’s
Hospital, Saint Bernadine Medical Center, Sheraton, Marriott, Neutrogena, Nordstrom, Macy’s, Caltech,
USC, The Walt Disney Company, and Warner Bros.
